It’s not enough for the modern consulting civil engineer to go about things business as usual. Today, innovative strategic thinking is needed upfront to get the best outcomes for the developer and, increasingly, home builders.
It’s this kind of approach that has led to The Civil Group being appointed as a key part of the project team for the new 600+ lot Peet/ABN Group joint venture at Midvale, located just a few minutes northeast of Midland.
Midvale is an example of what we believe is the emerging trend toward developers and builders working closely from the early stages to ensure lots are designed and created specifically to suit the intended built-form.
In the future, builders and developers will need to continue to work together from the outset to ensure that things aren’t ‘done twice’ and to produce the most efficient outcome all round. By working with builders in many matters such as building waste, digging soak wells, sizing footings, using some brick build-up rather than walls, balancing the thickness of the fill and hence site classification against the cost of fill versus the footing size are all targeted at achieving a much better outcome for everyone when measured overall.
With the necessary change in the builder/developer approach to land development we recognise the critical need for innovative, strategic civil thinking upfront and the ability to solve tough problems while focusing on the ultimate project outcome.
